eDNA for developers: pre-construction biodiversity baselines

Development projects that discover rare or endangered species late in the design process incur significant redesign, delay, and legal costs. Pre-construction eDNA baselines have become a low-cost insurance policy for developers who want to know what they are dealing with early.
The late-discovery problem
A rare species discovered during grading is a project killer. The same species discovered during due diligence lets the design incorporate avoidance, minimization, or mitigation with much lower cost.
eDNA is uniquely well suited to the early phase because it does not require permits to collect, does not require specialist field crews, and returns a broad community picture from a small number of samples.
ESG and biodiversity reporting
Global sustainability frameworks — TNFD, GRI, SBTN — increasingly ask for quantitative biodiversity metrics. eDNA is one of the few tools that produces defensible baseline and post-construction monitoring numbers cheaply enough to include in standard project reporting.
Integration into due diligence
eDNA sampling at Phase I, alongside environmental site assessments, gives the acquisitions team a biodiversity picture before purchase decisions are locked in. Turnaround fits within a typical due diligence window if commissioned promptly.
Post-construction monitoring
Repeat sampling one, three, and five years post-construction demonstrates whether mitigation is working — critical for permits with monitoring conditions and for ESG claims about no net loss of biodiversity.
